Application
The Director of Preconstruction is a significant contributor that leads all preconstruction activities to transition projects from Business Development through Estimating and into Project Management.
Responsibilities
- Continuously maintain a positive working relationship with clients, architects, subcontractors, city officials and neighboring businesses
- Network with partnering firms and industry contacts to support future project opportunities while supporting continuous business growth
- Lead design-assist services during the preconstruction process
- Deliver proposals (verbal and or written) to clients and architects
- Provide detailed updates and variances during each of the design phases
- Be a knowledgeable resource for accurate cost, constructability, and scheduling information to the development team
- Deliver proposal and associated updates to the owners’ development team including conceptual estimates, value enhancement options and cost/benefit analysis
- Effectively report all due diligence opportunities prior to discussing schedule, permits, financing, and regulatory approvals
- Develop and manage the preconstruction schedule and process
- Quickly develop early-stage conceptual or square foot estimates based on logical scenarios
- Review design documents as they progress for completeness and identify changes
- Establish a strong rapport with the lead architect to clearly understand each design phase deliverable
- Prepare the project manager for construction activities while ensuring a complete package at hand-off
Qualifications
- Relationship driven and collaborative approach that builds strong relationships and effective work environment
- Construction Management and/or Engineering Degree or related field experience
- 10 years of construction management or architectural experience
- Thorough understanding of wood-frame and high-rise construction systems, details, and techniques
- Negotiation skills based on the ability to listen, understand and maintain perspective
- Key knowledge of trade activities
- Experience in scheduling, conceptual estimating, and pre-construction processes and procedures
- Client focused with an awareness of client/end-user cares and needs
- Strong work ethic
- Professional composure and demonstrated integrity
