Developed by Solhem Companies, Borealis is located in the Historic Minneapolis North Loop District. Construction consists of 5-levels of wood frame structure atop 3.5 stories of precast. Offering 1-bedroom, 1-bedroom + den, and 2-bedroom options, Borealis provides 124 market rate apartments.
Built adjacent to the Bassett Creek tunnel, this project involved third party vibration monitoring inside the tunnel which was observed twice daily while the team drove sheet piles through dense clay. Pipe and Helical Pile foundation systems were driven down 70ft below the footings to support the new building due to the poor soil conditions. Weis Builders worked closely with the owner and design team during the entire preconstruction process to control the costs of such a complicated foundation system.
Amenities include a fireside lobby lounge and co-work space, sky lounge & community pub room, rooftop deck with grill station & cinema, state-of-the-art fitness and yoga studio, resident boardroom, and an underground parking garage. In addition, the building is solar panel ready for future sustainable option.
